Why Get a Home Inspection?

Why get a Home Inspection? Since the purchase of a Home is such a large investment it is important to have a professional thoroughly check the house.

Some material defects Esh Home Inspection found recently:

In a house Sharon Hill, Pa:

There was a major leak in an under floor heating pipe.
The water pressure was very low to the 3^rd floor when the water was on in the basement.
New roof shingles were installed on the garage roof over rotted out roof rafters and sheathing.

In a house Alden, PA :

The house exterior framing was not anchored to the foundation properly.
There were wood destroying insect infestation found which included carpenter ant swarmers at a leaky chimney flashing and termite shelter tubes in the garage.

In a commercial building in Philadelphia:

There was substantial wood rot at the ends of the floor joist in the basement resulting in floor sag.
There was no heat in the rear store.
There were numerous problems with the newer electrical and plumbing system, a telltale sign of unprofessional workmanship

In a small row home in Philadelphia:

There was occasional leak at the ceiling below the bathroom. The cause of the leak was identified as a leaking tub overflow gasket which is a minimum repair
There a leak at the rear bedroom and kitchen walls. The cause was identified as a clogged roof drain and which caused the roof water to overflow the drain.
The electrical ground was not connected to a water pipe or a ground rod. This was a serious electrical safety concern but was easy correction.

When problems are found, in most cases the Melvin will be able to give possible remedies and identify it as a major or minor defect.

I believe all the buyers of the above properties were glad to know these problems prior to purchase which allows them to decide to proceed, or not to proceed with the purchase, or to ask the seller to correct some or all the major defects found or to ask for a credit.
