Electrical Observations
Positive Attributes
There were some grounded outlets, which generally indicates newer wiring.
Recommendations / Observations
Service / Entrance
- ·Safety Issue: The cover of the electric service cable is frayed resulting in moisture infiltration problems into the cable and possibly into the meter and distribution panels. Replacing the electrical panel is recommended.
Main Panel
- · Safety Concern : There was a melted wire at a breaker on the left side bottom of the main panel. This is generally caused by a loose wire connection. Recommend having a licensed electrical correct as needed..
Outlets
- · Safety Issue: An outlet in the living room has reversed polarity (i.e. it is wired backwards). This outlet and the circuit should be investigated and repaired as necessary.
Limitations of Electrical Inspection
As we have discussed and as described in your inspection contract, this is a visual inspection limited in scope by (but not restricted to) the following conditions:
· Electrical components concealed behind finished surfaces are not inspected.
· Only a representative sampling of outlets and light fixtures were tested.
· The inspection does not include alarm systems and components, low voltage wiring, systems, and components, ancillary wiring, systems, and other components, which are not part of the primary electrical power distribution system.

Roofing observations
Positive Attributes
The roof coverings appear to be in generally good condition. The shingles on the entryway roof are newer. Ask for any roofing documents and/or available warranties.
Recommendations / Observations
Sloped Roofing
- · Repair: There are approximately four missing slates at the front slope roof. Damaged or missing roofing material should be repaired. All roof penetrations should be examined and sealed as necessary.
Main Roofing
- · Improve: There are piles of roof slag on south side of main roof. The debris will need to be removed prior to applying a maintenance coating. Coatings are recommended every 3-5 yrs. Ask seller for roofing documents including when the last time the roof was coated.
Limitations of Roofing Inspection
As we have discussed and as described in your inspection contract, this is a visual inspection limited in scope by (but not restricted to) the following conditions:
· Evidence of prior leaks may be disguised by interior finishes.
· Estimates of remaining roof life are approximations only and do not preclude the possibility of leakage. Leakage can develop at any time and may depend on rain intensity, wind direction, ice build up, and other factors.
