Is Melvin Esh a member of American Society of Home Inspectors (ASHI)? Yes. He is member #6963 and has been with ASHI since 1994.
How soon can I expect the report? The report is usually completed by the following day. It can then be faxed, mailed, or e-mailed to you and your realtor.
Does Esh Home Inspection do Radon? At this time, Esh Home Inspection does not do Radon. If you would like a Radon inspection, visit Links to other Inspectors to find companies that do radon.
What area does Esh Home Inspection cover? Esh Home Inspection does home inspections in the Philadelphia area and the surrounding areas, including New Jersey.
Do I need to be there? No, the buyer is not required to be present at the home inspection; however we do strongly recommend it, if at all possible. If the buyer is present, the Home Inspector can point things out specific concerns and address direct questions about the property for the buyer.
How long does the inspection take? Generally, a home inspection takes about two hours for a row home. This time frame would be a little less for condominiums and slightly more for larger houses. It also varies with the condition of the home.
Do I need to take notes during the Home Inspection? You may, but the inspector also takes notes. At the end of the inspection, he will give you a handwritten summary of material defects, and then will type up a detailed inspection report (See Sample Report) when he gets back to the office, which will be mailed by the next day.
How far in advance must I schedule a Home Inspection? We would usually have availabilities about a week in advance, however some weeks may be extra busy and even longer in advance may be necessary. Also sometimes last minute cancellations do take place, so it may be possible to schedule an inspection a day or two in advance. For best availability, we recommend scheduling a week in advance.
Does Esh Home Inspections do Wood Destroying Insect Inspections? Yes, Melvin is a trained Wood Destroying Insect Inspector. The fee is $70 for most row homes (For larger home, see Prices). A Wood Destroying Insect Report is generally required by the mortgage company.
Does Esh Home Inspections do treatment if Wood Destroying Insects are found? No. Check your sales agreement. Sellers are generally responsible for treatment if required.
Can I order only a Wood Destroying Insect Inspection and not have a Home Inspection done as well? No. At this time Esh Home Inspections only does WDI’s in addition to a home inspection. If you only need a termite inspection done, see Links to other Inspectors
